Scotland Land and Building Transaction Tax Calculator WordPress Plugin

Add a calculator to your WordPress website to easily calculate the amount of Scotland Land and Building Transaction Tax (LBTT) due on a freehold residential property.

This calculator is provided as a guide only on how much LBTT tax you will need to pay in Scotland. It assumes that the property is freehold and for residential purposes.

Last updated with 18th May 2023 calculation.

The calculator has options to tick if you’re a first time buyer, replacing your current home or buying a buy-to-let or second property, which changes the amount of LBTT due. The total and calculation are displayed automatically on page load if an initial price is set or when the user adds a price and interacts with the calculator. The calculation is displayed in a table with a rundown of the different percentages that make up the total amount due.

Simply activate the plugin and then use a shortcode anywhere on your website by adding it to content or a page block. You can customise the labels and colours with shortcode attributes and it’s loaded directly on your website so you can customise the whole form with CSS styling.

This plugin was originally released under my Calculator Widgets brand, where it was used on hundreds of websites since 2017. It’s also available on my Estate Agent Widgets website for non-WordPress websites or if you want it to automatically update with each calculation change.

Please note, this calculator assumes it’s a freehold residential property and does not calculate commercial transactions or leasehold properties.

The calculator is built upon the residential property rates provided here as of 23/09/2022. The calculator is provided as a guide only and users should always seek professional advice from a certified accountant/solicitor.

The government changes Land and Buildings Transaction Tax rates periodically, so it’s important that the plugin gets updated with the latest calculations. In most circumstances like this you’d pay a yearly fee for using the plugin to ensure that you continue to get support and updates. However, the calculation can sometimes not change for multiple years and sometimes it can change multiple times in a year so to ensure that you have peace of mind that you’ll be able to have the latest calculation and that I continue to develop the plugin, I charge a calculation update fee. This fee is only paid when a calculation change has been made.

The price for this plugin is £25, this gives you the plugin files and support. When a new calculation is available, you’ll receive an email and a notice on the plugin settings page to notify you that there has been an update in the tax calculation with a link to purchase the calculation update for £10.
